Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Brent Sullenberger, a Realtor with Keller Williams Realty Atlanta Partners in Peachtree City, for his strategies for finding clients the perfect home.
3. Before you can find the perfect home for your client, you must know and understand what they are looking for, so communication is the key. You need as much information as you can on the buyer, such as: how many bedrooms are they looking for; how many baths; do they want a basement; etc. This information is invaluable for pairing a buyer with a home.
2. Once you established what they are looking for, try and find out the type of home they are living in now. It has been my experience that buyers tend to purchase a home that is very similar to the home that they are coming from, in basic design.
1. Now that you are ready to start looking through homes to find your client that perfect property, do not just limit your search to what is presently available! If you can’t find exactly what you need, try looking through expired and withdrawn listings to see if the seller still has interest in selling – you might just find yourself a hero to your buyer and a seller.
If all else fails, and if you just don’t have anything that works, see if there is one that might not be listed, and knock on the door to see if the present homeowners might be willing to sell. You will set yourself apart for sure!
