One of the major influences for homebuyers is the school district that the home falls into. Not only does it provide children in the household with a quality education, but homes near high-rated schools tend to have a higher value.

RE/MAX Georgia recently looked at some of the top-rated schools from Niche — the school ranking website — to determine the metro Atlanta communities that are home to the top public high schools. It then analyzed the median home sale price in these neighborhoods to see where homebuyers could find affordable options versus more expensive neighborhoods.

At the top of the list was Lawrenceville — which is home to Gwinnett School of Mathematics, Science & Technology — with a median home sale price of $212,000. The most expensive area was Alpharetta, with a median home sale price of $448,000. It has three highly ranked high schools: Chattahoochee High School, Alpharetta High School and Milton High School.

The National Association of Realtors’ Profile of Home Buyers and Sellers 2016 report found that almost half of all buyers with children under 18 are influenced by the quality of the school district. Additionally, an April Realtor.com report found that 22 percent of Realtor.com visitors age 35 to 44 cited a desire to be near good schools as one of their top reasons to purchase a home, the third-highest reason given.

“While there are never absolute guarantees, purchasing a home near a highly-rated school is almost always a smart decision,” said John Rainey, vice president of RE/MAX Georgia. “Buyers need to think long-term about their purchase and homes near good schools tend to hold their value, even in times when the housing market is slower.”
