A developer is seeking to build a nine-building, 300-apartment mixed-use community on 8.3 acres in downtown Hapeville.

The project, Modera Hapeville, has been proposed by Florida-based Mill Creek Residential, which already has 10 Modera-branded communities in Atlanta.

The community is slated for 17 existing parcels, which would be consolidated into two parcels at Porsche Avenue and Elm Street. Courtesy of the Hapeville Planning Commission.

The community is slated for 17 existing parcels, which would be consolidated into two parcels at Porsche Avenue and Elm Street. Two of the parcels are owned by Hapeville and house its City Public Works Department. Their ultimate inclusion in the project is pending final sale agreements.

Modera Hapeville, first reported by Urbanize Atlanta, would comprise seven four-story buildings and one five-story building with first-floor retail and amenities, as well as a two-story clubhouse and pool. Other amenities in the clubhouse include a leasing office, game room, coworking space and a mail room.

The project’s aesthetic is “industrial modern” and will feature large glass views, corrugated metal panel accents and brick veneer in keeping with the surrounding neighborhood’s character, according to a project summary. D.R. Horton is building 110 townhomes on another 8.3-acre parcel on the other side of Elm Street.
